JFMS Management — Direct Booking Terms & Conditions

1. WHO YOU ARE BOOKING WITH

Bookings made through jfms.hostify.club are made with JFMS Management Ltd ("JFMS", "we", "us"), company number 14909137, registered office: The Offices, 57 Newtown Road, Hove, East Sussex, BN3 7BA, acting as the managing agent for the property owner. Contact: [email protected] · 01273 282138.

2. BOOKING AND PAYMENT

2.1 A booking is confirmed when payment is taken and you receive a confirmation email.

2.2 For stays of up to 14 nights, 50% of the total is charged at the time of booking and the remaining 50% is charged automatically to the same card 7 days before check-in. For stays of 15 nights or more, a deposit of 25% is charged at booking and the balance 7 days before check-in. Where a booking is made 7 days or fewer before check-in, the full amount is charged at the time of booking and the booking is non-refundable once the 24-hour grace period has passed (see clause 3.3). Payments are taken securely via Stripe; we do not store your card details.

2.3 Prices include VAT where applicable and the cleaning fee shown at checkout. No booking or service fees are added.

2.4 The person making the booking must be 18 or over and is responsible for all guests in the party.

3. CANCELLATION AND REFUNDS

3.1 24-hour grace period. You may cancel within 24 hours of making your booking for a full refund, provided check-in is more than 24 hours away. If check-in is sooner than that, the grace period ends at check-in.

3.2 Free cancellation up to 14 days before check-in — everything you have paid is refunded. Between 7 and 13 days before check-in, 50% of the booking total is retained (your deposit) and the balance is not charged. Within 7 days of check-in, or for a no-show, no refund is given.

3.3 Bookings made 7 days or fewer before check-in are charged in full at the time of booking and are non-refundable once the 24-hour grace period in clause 3.1 has passed. This is shown to you before you pay.

3.4 Stays of 28 nights or more: free cancellation up to 30 days before check-in; within 30 days the first 30 nights are charged and any remaining nights refunded.

3.5 To cancel, email [email protected]. The cancellation date is the date we receive your email.

3.6 Refunds are returned to the original payment card within 5–10 working days.

3.7 If we have to cancel your booking, you will receive a full refund and we will help you find an alternative where we can.

3.8 We recommend travel insurance to cover circumstances outside this policy.

4. CHANGES TO YOUR BOOKING

Date changes are free of charge if requested at least 14 days before check-in, subject to availability. Any difference in price is payable or refundable.

5. CHECK-IN AND CHECK-OUT

Check-in from 15:00 (16:00 at some properties — your confirmation will say which); check-out by 11:00. Early check-in or late check-out may be available on request for £20 and is at our discretion. Access details are sent by message before arrival.

6. OCCUPANCY AND HOUSE RULES

6.1 Only the number of guests on the booking may stay at the property.

6.2 No parties, events or excessive noise; quiet hours 22:00–08:00.

6.3 No smoking or vaping inside the property.

6.4 Pets only where the listing states they are allowed, or by prior written agreement.

6.5 Breach of these rules may result in the booking being ended without refund and additional charges under clause 7.

7. DAMAGE, SECURITY DEPOSIT AND ADDITIONAL CHARGES

7.1 You are responsible for any damage to the property or its contents, beyond normal wear and tear, caused by you or your guests.

7.2 Every home requires a refundable security deposit. The amount depends on the size of the property and is shown on the listing and at checkout before you pay:

  • Studio or 1 bedroom: £100

  • 2 bedrooms: £150

  • 3 bedrooms: £250

  • 4 bedrooms: £350

  • 5 bedrooms or more: £500, or as shown on the listing

Any property sleeping 8 or more guests moves up one band.

7.3 The security deposit is held as a pre-authorisation on your card shortly before arrival — not taken as a payment — and released after you check out. Card providers usually make the funds available again within a few working days. On longer stays the hold may expire before your stay ends; clause 7.4 continues to apply throughout.

7.4 Whether or not a deposit is held, we reserve the right to charge the card used to book for damage, excess cleaning, missing items or breach of house rules. We will always provide an itemised explanation and photographs where relevant, and will contact you before charging.

7.5 Lost keys or lock-outs requiring a visit may incur a reasonable call-out charge, which we will tell you before it is applied.

8. OUR RESPONSIBILITY TO YOU

8.1 We will provide the property as described and in a clean, safe condition. If something is wrong, tell us straight away (24/7 line) and we will put it right as quickly as we can.

8.2 We are not responsible for loss or damage to your belongings, or for events outside our reasonable control (e.g. utility failures, severe weather, transport disruption).

8.3 Nothing in these terms limits our liability for death or personal injury caused by our negligence, or any other liability that cannot be limited by law.

9. YOUR RIGHTS

These terms do not affect your statutory rights under UK consumer law. The 14-day cancellation right under the Consumer Contracts Regulations 2013 does not apply to accommodation booked for a specific date; the cancellation terms in clause 3 apply instead.

10. PRIVACY

We use your details to manage your booking and stay, and to contact you about it. We do not sell your data. A copy of our privacy policy is available on request from [email protected].

11. COMPLAINTS

Contact [email protected]. We aim to respond within 2 working days.

12. LAW

These terms are governed by the law of England and Wales.
